We're looking for a Director of HOA Business Development—an experienced, strategic, and driven relationship-builder to lead our sales expansion in Orange County and beyond.

This job is for you if you…

  • Have direct experience selling services to HOAs, including community managers and board members
  • Have existing HOA manager relationships in Orange County... (LA, IE and SD a plus!)
  • Know how to identify prospects, qualify them, move them through a sales cycle, and close the deal
  • Are phenomenal at building and maintaining relationships AND generating new ones...
  • Know how to generate excitement, promote campaigns, and open doors
  • Are consultative by nature—you know how to ask the right questions, uncover real needs, and present solutions
  • Need zero hand-holding—you execute with autonomy and intensity
  • And are still hungry to build new relationships and grow your book of business

It is expected that you 

  • Have direct experience selling services to HOAs
  • Know how to promote initiatives, throw engaging events, and make your outreach stand out from the noise...
  • Can schedule, organize and execute lunch-and-learns, meet-and-greets, and educational events that people want to attend...
  • Know how to run a tradeshow from start to finish and “crush it” while you’re there...
  • Love your CRM and believe, “If it’s not in the CRM, it didn’t happen...”
  • Are great on video, write excellent emails, and excel at phone outreach
  • Add personal touches (like handwritten notes) to your client relationships
  • Are self-managing, proactive, performance and results minded
  • Have existing HOA relationships in Orange County and want to build more

What You’ll Be Doing

  • Owning HOA business development across Orange County
  • Leading in-person meetings, route stops, and follow-ups
  • Executing tradeshows, board meetings, and events
  • Managing full sales cycle from contact to work order
  • Sending video emails, handwritten notes, and creative follow-ups
  • Collaborating with operations and marketing
  • Tracking all activity in CRM (Luxor or similar)

  • You have a proven schedule you stick to and the discipline to time block and manage your day independently
  • You prioritize your contacts strategically, capitalize on low-hanging fruit, and nurture longer-cycle opportunities
  • You are comfortable presenting at board meetings and influencing key decision-makers
  • You track and measure your activities and results—you don’t just say you’re successful, you prove it
  • You’re numbers-driven: meetings booked, new contacts added, pipeline stages—you know your numbers and manage to them
  • You have the mindset and history of learning and implementing new ways of doing things to improve outcomes
  • You’re a pro at self-managing: you schedule yourself, push yourself, and hold yourself accountable

Communication & Outreach Skills:

  • You know how to use your CRM as a tool to drive daily action—from follow-ups to pipeline reviews
  • You’re excellent on the phone, able to build rapport, get to the point, and hold meaningful conversations that move the relationship forward
  • You write clear, professional, and persuasive emails that get read and responded to
  • You’re comfortable using LinkedIn and social media to connect with prospects and post relevant, value-driven content from your personal company accounts
  • You act as a brand ambassador—your personal reputation and our company brand are tightly aligned in the market

What You’ll Be Doing:

  • Prospecting HOA property managers and management companies
  • Scheduling and executing in-person meetings, route stops, and follow-ups
  • Organizing and running tradeshows, board presentations, and lunch-and-learns
  • Managing a pipeline through every stage of the sales cycle to job award
  • Launching campaigns and promotions that create buzz and get meetings
  • Building long-term, trust-based relationships that lead to recurring business
  • Logging everything in the CRM and keeping your sales data organized and up to date

What You Bring:

  • Mandatory: Direct experience selling to HOAs and property managers
  • Proven success running events, closing new business, and growing accounts
  • Existing relationships in the Orange County HOA property management world
  • CRM discipline (Luxor or similar systems preferred)
  • Consultative selling skills with a relentless drive to win
  • Self-managed, self-motivated, and able to plan and execute independently
  • Time management mastery—you don’t waste time, and you don’t let it control you
  • Collaborating with estimators, project managers, and the marketing team to maximize conversion and service delivery
  • Familiarity with restoration, construction, or building services is a big plus—we don’t expect you to be a technician, but you need to confidently explain what we do and how we’re different.

Your boss will not micromanage you, so you will be expected to:

  • Do what you say and say what you do
  • Implement quickly and consistently
  • Manage yourself without constant reminders (Micromanage yourself)
  • Operate independently while staying aligned with team goals

Territory Expansion & Strategic Growth

While Orange County is the focus, we have expanding into LA County, Inland Empire, and San Diego County. You will:

  • Grow existing and new relationships in these markets
  • Own outreach, sales execution, and territory development
  • Establish scalable strategies and lead market entry initiatives

Long-term: this role is a growth leadership track. You’ll lay the groundwork to hire, onboard, and manage future sales reps as our Southern California HOA team expands.

What Success Looks Like in Your First 90 Days:

  • You've re-engaged old leads and started generating new opportunities
  • You've hosted or helped lead your own events and initiatives (tradeshow, lunch-and-learn, board meeting, etc.)
  • You've added dozens of new contacts to the CRM and begun nurturing them
  • You've won new business or brought in work orders from new relationships
  • You're fully fluent in our value proposition and how we outperform competitors
